BER Certificates and Advisory Reports
What is it?
A Building Energy Rating is similar to the energy label for a house-hold electrical appliance like your fridge. The label has a scale of A-G levels. A-rated homes are the most energy efficient and G the least efficient. From the 1st of January 2009 a BER certificate is compulsory for all homes being sold or rented.
Who needs a BER?
If you’re selling or renting a property you must provide a BER to prospective buyers or tenants when a home is constructed, sold or rented or occupied.
What is involved in completing a BER on your property?
We will collaborate with you to obtain a BER certification for your existing building or ensure conformance to building regulations Part L and attain Final Building Energy Rating by these following steps:
- Detailed survey: it will take 1-2 hours and will require all the necessary information (floor, external walls, roof, window areas, heating and hot water system and controls, type of lighting and ventilation, orientation of dwelling, age of dwelling, secondary heating systems, the property owners details and the MRPN (metre point reference number on your electricity bill).
- DEAP Software: all this info is inputted into the Dwelling Energy Assessment Procedure software and a BER rating is produced based on the primary energy use of the building. This rating is carried out on the National Administration System (NAS) database which is administered by SEAI.
- We issue the BER Certificate and associated Advisory Report and forward to you.
